A new apartment door was installed in 2021 and all windows were replaced in 2023 and 2024 (thermal insulation glazing Ug= 1.1).
The well-designed apartment is located on the 2nd floor of a quiet apartment building with a total of 6 residential units. From the balcony, which faces south-west, you have a wonderful view of the greenery, which is not a matter of course in Düsseldorf.
Due to its size of approx. 67 sqm, the apartment is suitable for a maximum of 3 people (parents + one child).
Pets are not allowed.

The area can be described as middle-class and the location as quiet.
A green area is right on the doorstep and the beautiful Elbroichpark is just a few minutes' walk away.
The front door is approx. 50 m from the street, so you cannot drive up directly by car.
Daily necessities (bakery, Lidl, Aldi, Rossmann, hairdressers, doctors, etc.) are within walking distance, as are kindergartens and elementary school.
Public transport connections are excellent, a 10-minute walk to the Elbruchstraße stop and a few minutes further to the Holthausen stop with direct train and bus connections to the city center, Benrath and the university.
The A46 and A59 highways are just a few minutes away by car.

A graduated rental agreement will be concluded. The basic rent for the first 24 months remains unchanged. After that, the rent will increase by 2% annually, i.e. €823.14 from month 25, €839.60 from month 37 and so on. The absolute figures are then agreed in the rental agreement.
