It just makes me annoyed when a broker contacts me anyway, especially if he does so covertly - as Mr. B. from LBS did recently.

Since we want to get by without an estate agent, I'm also going to dispense with the usual nonsense ("flooded with light" etc.):
I bought the house with my then wife almost 30 years ago. Of all the houses I looked at, it was the only one I liked immediately. I've grown fond of it over the years and I want it to go into good hands. In other words, a family with young children should move in again.
What makes the house special?
1. good size
2. cozy (I know that's a matter of taste)
3. the living room is connected to the terrace and garden via a large sliding door (west-facing)
4. the garden is about 250 square meters, not too big for garden grouches and big enough for the children to play in
5. it is spacious with 2 children's rooms on the 1st floor and a converted studio for the eldest child
The house is unobtrusive, practical and has a special feature in the form of a fireplace.

Information on equipment
The furnishings are from the late 1980s and have been renewed where necessary.
The gas boiler was renewed about 15 years ago. The wooden windows and exterior beams will be painted by June.
Everything is well maintained with slight signs of wear.
Location
The house is in Wiescheid, which is officially part of Langenfeld. But you almost feel like you're living in your own world: no longer Langenfeld and not yet Solingen.
The village has its own kindergarten, its own elementary school and an ALDI store.
You can be in Langenfeld or Ohligs in 15 minutes for shopping. You can also find secondary schools there.
The ICE train line also runs through Wiescheid. You can hear the train when the wind blows from the east.
The nearest bus stop is a 4-minute walk away
In 5 minutes by car you are on the A3
in about 10 min. Ohligs you have an IC train station and
Düsseldorf and Cologne airports are about 30 minutes away;
of course only if you are not held up by a traffic jam.
It's great for joggers and cyclists because you can be in the countryside without having to walk or cycle on main roads - all the way to the Rhine in Hitdorf.
But no advantage without a disadvantage: you can hear the noise of the A3 when the wind blows from the west. I had always hoped that the A3 would get a noise barrier. Well, what isn't can still be done.

The building is currently let until the end of May 2025.
Finally, a personal note:
when I looked at the real estate portals today (27.3.2025) I was horrified. I found a maximum of 3 houses for sale in Langenfeld and the surrounding area that were halfway similar to this house. Given this market and the location in Wiescheid, I could probably ask 699,000 or more (assuming a new house). I'll start with 649,000 and suggest we talk. Depending on sympathy, we'll probably agree quickly.
