Well-maintained mid-terrace house for sale in a preferred quiet location in Hamburg-Sasel
22393 Hamburg (Sasel)The property, built in 1958, has a plot area of 219 sqm, a living area of approx. 86 sqm, a heated basement with a usable area of approx. 42 sqm, i.e. a total of 128 sqm, and offers you numerous options for quiet yet central living in a mature neighborhood in the north of Hamburg.
The location of the property (at the end of a cul-de-sac - you can hardly hear any car traffic) is characterized by its quiet neighbourhood, in which all age groups are represented - recently also many young families. The distances to daily necessities are short and easy to reach on foot.
The terraced house offers space on 3 levels to design your individual living ideas. All windows and doors are made of teak/mahogany and are double-glazed. The property has only had one owner - our family - has always been maintained and cared for and has always been a non-smoking house. It has been cleared except for some built-in storage space.
You reach the house from the street via a footpath, through a green and flowering front garden via a small staircase, the entrance is covered. On the ground floor you will find the hallway, a checkroom, a guest toilet, the fitted kitchen, white, in country house style - all floors are laid with light-colored stone tiles. The same applies to the living room, which has modern wooden parquet flooring, and the dining room, which was added in 1971 and has a light marble floor. Both rooms have large, south-facing windows equipped with amenities such as electric awnings and electric sun blinds. Adjacent is a spacious, sunny terrace, which is largely protected from view by vegetation and a tranquil white wall, as well as a cozy garden that invites you to play, garden and relax.
A garden shed could be erected in the rear, tree-lined area of the garden or a compost bin could be installed.
There is an electricity and water connection near the patio to make gardening easier. There is a walled shelter for garden chairs, which is covered.
On the upper floor there is a full room with a south-facing balcony and a view of the garden as well as two half rooms, all bright, a white shower room with window, in which a bathtub could also be installed, as well as the staircase to the attic (no headroom), which offers plenty of storage space. The pitched roof (tiles) is approx. 25 years old and in good condition, as is the house facade. The top floor ceiling is insulated.
The house is equipped with a heated cellar that can be accessed from the inside and can be used for a variety of purposes. Until now, it has served as a laundry room, a pantry, a workroom and a party cellar. The oil heating system (condensing boiler from 2009) and the oil tank (3,600 liters) are housed in a separate room; both are in very good condition and have been serviced annually, most recently in autumn 2024.
The house was lived in until 2024, is in a well-kept condition, the new owners will have to replace the carpeting and repaper, minor repairs (such as glazing the windows, balcony); further renovations would depend on taste. The white country-style kitchen is well maintained and fully functional.

Location
The terraced house is part of a quiet estate built in 1957/58, which is criss-crossed by small streets; there is virtually no through traffic here. The cul-de-sac location also reduces car traffic to a minimum.
The location of the terraced house in Sasel and the surrounding area is attractive and offers many possibilities. Hamburg Sasel is a quiet district in the north of the Hanseatic city with good transport links to the public transport network via the S-Bahn (S1).
From the Poppenbüttel terminus, Hamburg city center can be reached in approx. 30 minutes; during the day, the S-Bahn runs every 10 minutes. There are numerous bus connections to the surrounding Walddörfer.
The special thing about Sasel/Poppenbüttel is the mixture of modern metropolitan connections and infrastructure on the one hand, and the fact that it is embedded in quiet residential areas and natural attractions such as the Alster Valley with its hiking opportunities, the nature conservation areas of the Walddörfer, the Wittmoor, the Duvenstedter Brook, the Raakmoor and so on. You can still enjoy cycling here, and you can also get to the countryside very quickly on foot.
Sasel is a very desirable and attractive district for young families or peace-loving residents. Due to the existing structure of the estate in which the terraced house is located, no major construction projects are expected in the immediate vicinity.
The Alstertal shopping center (AEZ) can be reached on foot in approx. 10 minutes and offers everything you need for your daily needs and many attractive shopping opportunities. Even closer is a small shopping street near the train station.
Doctors, schools, a farmers' market on Saturdays and sports clubs can also be found in the immediate vicinity.
