71570 Oppenweiler – Baden-WürttembergWe are selling our detached family home, which was built in 1960 and completely renovated in 2016. The house has a living space of 138 m² and a plot area of 455 m².
During the renovation, windows with triple glazing and integrated shutters were installed. The heating system, electricity, water and sewage pipes were completely replaced. The upper floor was completely renovated with insulation between and on the rafters and two dormers were installed. The gable was insulated and clad with plastic façade panels.
The basement consists of a dry vaulted cellar, a laundry room, a boiler room and other rooms. The cellar is equipped with non-return flaps.
The basement consists of a spacious living and dining room area with an open kitchen, a pantry, a small bathroom with WC and shower and a further room. There is a water-bearing wood-burning stove in the living area.
The upper floor consists of two bedrooms, one of which has access to the spacious bathroom, which includes a WC, a large walk-in shower and a corner bathtub. There is also a laundry chute in the upper bathroom, which leads directly into the laundry room.
The façade was replastered and the garden landscaped in 2018. This has a tool shed and seating areas as well as a greenhouse from 2020.
In 2022, a photovoltaic system with 9 kwp and a heating rod were installed. This enables a self-sufficient power supply for the period from April to October. The energy consumption is approx. 600 liters of heating oil and 2 meters of wood per year when using the water-bearing stove.
The house is ready for occupancy from October 2025.
