The high-quality fitted kitchen was newly built in 2016 (with induction hob, built-in oven, dishwasher, washing machine, refrigerator, fully automatic espresso machine, all small appliances) and is fully equipped with cooking/dining utensils and cutlery for 6 people.
The apartment is centrally located (2 minutes to subway, bus, S-Bahn), but in the very quiet second detached side wing overlooking a large garden, open to the south (no closing cross building). Since only three other parties live in the house, there is little activity outside the first floor windows. All windows are equipped with shutters (electrically operated in the bedroom).
The central heating is new and very efficient.
The fixed rent includes: Utilities, electricity, broadcasting fees, telephone connection with fast WLAN and LAN (16,000), full furnishing and equipment, household insurance. If necessary, furniture and equipment can be adapted by arrangement.

Since I use the apartment myself outside the times of subletting and would like to offer it to other interested parties afterwards, it is very important to me that the furnishings and equipment are treated with care.
By arrangement, the apartment will be professionally cleaned every 14 days for approx. 3 hours. The costs totaling 102 euros are to be transferred with the monthly rent.
The start and end of the tenancy are negotiable.
The owner has given permission to sublet.
On signing the contract, I request an advance payment of 1220 euros on the first 1.5 months' rent and a deposit of 1000 euros at the start of the contract, which will be refunded after moving out if no significant damage is found. The actual energy and water costs will be determined in the final statement. If the actual costs are lower, I will pay back the difference. If consumption bills are higher, I will unfortunately have to demand a corresponding additional payment.
Official registration of residence is possible.

When I don't sublet I use the apartment myself, so proper care is a priority. Dates and rental are negotiable, depending length of stay and other criteria. A downpayment of 1220 Euro for the first 1,5 rental fees is due when signing the contract, and a security deposit of 1000 Euro for possible damages when receiving the keys. It will be refunded after vacating the apartment and returning the keys. The real costs of energy and water will be determined at the end of the rental period. In case of lower or higher consumption I refund the difference or request an additional payment.
Final cleaning will be 80 Euro. By agreement the apartment will be cleaned professionally twice a month for appr. 3 hours. The total additional cost of 102 Euro for this service is payable with the monthly rental.
