Home of famous people and settlements as a world heritage site under monument protection

The centrally located district of the southeastern Berlin borough of Neukölln, to which the once independent rural community only joined in the course of the creation of Greater Berlin in 1920, currently has a good 40,000 inhabitants. The birthplace of numerous famous artists, writers and politicians such as Heinrich Vogeler, Erich Mühsam, Ella Kay, Kurt Exner and Marianne Rosenberg quickly became known beyond the region as the location of several housing estates that are still exemplary in terms of architecture and construction. The most famous is certainly the "Hufeisensiedlung" (large housing estate Britz), built from 1925 to 1930 on 37 hectares by the architect Bruno Taut and since 2008 under the protection of the UNESCO World Heritage Site "Settlements of Berlin Modernism" as well as listed buildings, with 1,300 apartments and about 700 terraced houses including gardens. However, offers for the one-and-a-half to four-and-a-half-room apartments there are seldom found on the market. Because of the good building fabric, the loosened-up construction with lots of light and greenery, and the favorable location between the Buschkrug and Parchimer Allee thoroughfares, the approximately 3,100 residents usually don't move away. On the other hand, one can have a little more luck in finding or buying an apartment in the Krugpfuhl or Eierteichsiedlung just opposite on Fritz-Reuter-Allee or in the Ideal-Siedlung on Pintschallee, Rungius-, Hannemann- and Franz-Körner-Strasse. There, as well as in the "Siedlung der Düfte" on Holzmindener Strasse, which was only built in the 1960s, generous green spaces also ensure a high quality of life.

In general, the residential areas along the Teltow Canal or the Britzer Verbindungskanal, which crosses the district in the north between the Britz-Ost harbor and the Britz-West harbor, are also very popular. In addition to its numerous existing buildings, most of which were built less densely than those further north and also suffered less bomb damage during the war, Britz also has a large number of future development plans and new construction areas. Among the most interesting areas for potential homebuyers is probably the one on the highway tunnel between Wederstrasse and Britzkestrasse east of Hermannstrasse and west of Buschkrugallee, where row houses with granny apartments, apartments, lofts, studios and offices as well as multigenerational houses are to be built on eight plots in the future in the neighborhood of Carl-Weder-Park.
Another construction area is located further to the southwest, where another residential area for Britz will be built on Mohriner Allee in the next few years. This location can also be classified as good, as the district's largest green space, the Britzer Garten with its bodies of water, the richly overgrown Parkfriedhof Neukölln and the Pfuhlgelände on Britzer Strasse are in the immediate vicinity. Another popular green space in Britz is also the Park am Buschkrug between Hannemannstrasse, Buschkrugallee, Blaschkoallee and Riesestrasse, where a spacious fitness parcour has been available to residents and visitors since September 2011.

Proximity to the new "scene neighborhood" and airport is slowly causing prices to rise

In addition to its numerous green spaces - Britz was once virtually the "market garden of Berlin" - and the large stock of intact and, for the most part, extensively renovated pre-war buildings, two other factors make the area interesting for owner-occupiers and investors buying apartments. On the one hand, the district is increasingly coming to the fore in the wake of the largely unexpected surge in popularity a few years ago in neighboring Neukölln to the north. In particular, the residential areas between Tempelhofer Weg, Britzer Damm, Blaschkoallee and Buschkrugallee, as well as to the southeast of Späthstraße, will presumably also experience noticeable increases in value in the medium and long term. On the other hand, most market observers also suspect that the future Berlin Brandenburg BER airport, which is located just a few kilometers to the south, will significantly upgrade the residential area and is generally expected to have a major impact on the entire southeast of Berlin and its residential market in the Tempelhof-Neukölln-Treptow-Adlershof axis. So far, however, property prices in Britz can still be classified as rather moderate by Berlin standards, although not necessarily cheap; on average, one currently pays around just under 2,400 euros/m² for an apartment 80 to 100 m² in size. Much cheaper, however, are smaller apartments between 40 and 80 m² for about 1,200 to 1,400 euros/m² and larger apartments from 120 m² for about 1,700 euros/m².
