Munich and Upper Bavaria are the most expensive rental regions in the state
Bavaria, which defines itself constitutionally as a free state and is the largest German state with an area of over 70,000 square kilometers, may be the economically strongest and also the most popular tourist region in this country, but unfortunately, not least for these reasons, Bavaria is also the most expensive domestic area for rental apartments of any kind. The most expensive area within Bavaria is Upper Bavaria, where the average rent in Munich, for example, is almost 16 euros per square meter, but can easily reach or exceed 18 euros per square meter in very good locations such as Schwabing, Schwabing-West and Milbertshofen. It is somewhat cheaper in Rosenheim with costs between 8 and 9, Freising with rents between 10 and 12, and Ingolstadt with approx. 10 to 14 euros/m²; average rents in Erding, Starnberg and Fürstenfeldbruck (approx. 11 euros/m² each), Ebersberg, Dachau (approx. 10 euros/m²) as well as Pfaffenhofen an der Ilm, Neuburg an der Donau, Bad Tölz, Weilheim in Upper Bavaria, Landsberg am Lech, Garmisch-Partenkirchen, Traunstein and Eichstätt (each approx. 9 euros/m²) are well above the national average of approx. 6.60 euros/m². Only in Altötting and Mühldorf am Inn are there also offers for rental apartments starting at around 6 euros/m².
Lower Bavaria and Central Franconia are more favorable, but have local peaks in some cases
In Lower Bavaria, Regen (approx. 4.50 euros/m²), Dingolfing and Bad Griesbach im Rottal (each approx. 5.20 to 5.50 euros/m²) and Kelheim, Straubing and Pfarrkirchen (each approx. 6 to 6.50 euros/m²) are among the less expensive cities, while Deggendorf is more expensive at up to 8 euros/m² and Passau, Grafenau and Landshut at over 8 euros/m². In the Swabian administrative district to the west and southwest of Munich, the largest city of Augsburg (approx. 10 euros/m²) stands out in terms of price, while housing in Memmingen and Kempten (Allgäu) is slightly cheaper to rent (approx. 6.50 euros/m² each). In the administrative centers of the local districts, such as Aichach, Donauwörth, Günzburg, Dillingen an der Donau, Marktoberdorf, Mindelheim, (approx. 6 to 7 euros/m²), the price structure is comparable, while Sonthofen (approx. 8 euros/m²), Lindau (Lake Constance) and Neu-Ulm are more expensive at approx. 10 euros/m² each. In neighboring Middle Franconia to the north, the independent, largest and neighboring cities of Nuremberg, Fürth and Erlangen are particularly expensive, with rents of around 10 euros/m², while Ansbach and Schwabach tend to be less expensive at around 7 euros/m². In Roth, Weißenburg-Gunzenhausen, Lauf an der Pegnitz and Neustadt an der Aisch, rental apartments are also still rather affordable by Bavarian or Franconian standards at 6 to 7 euros/m², while Zirndorf is more expensive with prices around 8 euros/m².
The best prices are still to be found in Lower and Upper Franconia and in the Upper Palatinate.
Further west in Lower Franconia on the border with Hesse and Baden-Württemberg, one can find really favorable conditions for Bavaria in Karlstadt and Bad Kissingen (approx. 4 to 5 euros/m²), in Miltenberg and Kitzingen (approx. 5 to 6 euros/m²) as well as in Bad Neustadt an der Saale and Schweinfurt (approx. 6 to 7 euros/m²), but more expensive are Aschaffenburg and Würzburg with 8 and 9 euros/m² respectively). Rental apartments in the Upper Franconian cities near the border with Saxony, Thuringia and the Czech Republic, such as Selb (approx. 4 euros/m²), Marktredwitz, Kulmbach and Hof (approx. euros/m² each), are also still quite inexpensive in places, but you have to pay more in Forchheim and Coburg (approx. 6 to 7 euros/m² each). Bayreuth and Bamberg are among the most expensive in the far north of Franconia, with prices generally exceeding 9 euros/m². In the towns of the same name in the districts of Ebermannstadt, Höchstadt an der Aisch, Kronach, Kulmbach, Lichtenfels, Münchberg, Naila, Pegnitz, Rehau, Stadtsteinach, Staffelstein and Wunsiedel im Fichtelgebirge, you can also find numerous rental apartments for affordable prices between around 4 and just under 7 euros/m². Similarly low rents can also be found in Tirschenreuth, Weiden in der Oberpfalz, Cham, Mietspiegel in Neustadt an der Waldnaab and Neumarkt in der Oberpfalz as well as in Amberg (Bavaria), but significantly more expensive at around 10 euros/m² is Regensburg.
