The state capital of North Rhine-Westphalia with its nearly 595,000 inhabitants in ten city districts and 50 neighborhoods is the second largest city in the federal state after Cologne. Its geographically favorable location in the core of the administrative district of the same name and the Rhine-Ruhr metropolitan region together with its total of 15 million inhabitants in the catchment area has made Düsseldorf a very popular residential and business location for quite some time. The fashionable fashion, trade fair, banking, stock exchange, art, theater, sports, administrative and university city is also known beyond the region for its gastronomically diverse old town, the cheerful carnival, the promenades and shopping streets Königsstraße, Rheinuferpromenade, Tonhallenufer, Schlossufer, Rathausufer and Mannesmannufer. A local speciality is the large Japanese community with its more than 6,500 members. The area between Berliner Allee, Klosterstraße, Charlottenstraße and Graf-Adolf-Straße together with its "German-Japanese Center" in the Stadtmitte district is popularly known as "Little Tokyo". Another well-known nickname of the city has been "the desk of the Ruhr area" since the 19th century, because unlike further north, it was not industry and mines that settled here, but trade, distribution, associations and services of all kinds, which over time ensured greatly increasing prosperity. According to international studies, Düsseldorf repeatedly ranks very highly in terms of its quality of life.Inaddition to the large cultural offerings and the stable political and economic situation, the large green spaces and numerous urban parks, which are spread over an area of more than 1,200 hectares throughout the city, naturally contribute to this.
The center, west and north are slightly more expensive than the east and south
This attractiveness has caused the current average rent in Düsseldorf to rise to 9.80 euros/m²; in central locations in the city center (Altstadt, Carlstadt, Stadtmitte, Pempelfort, Derendorf, Golzheim), in the western district 4 (Oberkassel, Heerdt, Lörick, Niederkassel) and in the Unterbilk district next to the government quarter and the Mediahafen, it can easily exceed 11 to 12 euros/m². More favorable districts in urban district 3 are Friedrichstadt, Hamm, Volmerswerth, Bilk, Oberbilk and Flehe, with prices ranging from around 8 to 10 euros/m², while the adjacent eastern urban district 2 (Flingern Süd, Flingern Nord, Düsseltal) offers a similar price range. So far, district 6 (Lichtenbroich, Unterrath, Rath, Mörsenbroich) to the northeast of the center is still somewhat more favorable in terms of rental offers, with prices between 8 and 9 euros/m²; it is more expensive in district 6 (Stockum, Lohausen, Kaiserswerth, Wittlaer, Angermund, Kalkum) in the far north of the city, with prices between around 9 and 11 euros/m². In the easternmost district 7 (Gerresheim, Grafenberg, Ludenberg, Hubbelrath), rents hover around 9 euros/m², while in district 8 (Lierenfeld, Eller, Vennhausen, Unterbach) you will find relatively affordable rents between 7 and 9 euros/m². Düsseldorf's southernmost district 9 (Wersten, Himmelgeist, Holthausen, Reisholz, Benrath, Urdenbach, Itter, Hassels) offers prices of 5 as well as over 10 euros/m². The small district 10 (Garath, Hellerhof) in the very southeast is dominated by multi-family houses in Garath and single- and two-family houses in Düsseldorf's youngest district Hellerhof, where rents range from 7 to 10 euros/m² in each case.
Numerous new construction projects and schemes have been completed throughout Düsseldorf
Extensive new construction projects and residential projects with privately financed as well as publicly subsidized rental apartments have also been realized in numerous districts in recent years. For example, in Heerdt (Krefelder Straße), Gerresheim (Ursula-Trabalski-Straße), Vennhausen (Vennhauser Allee), Golzheim (Theodor-Mommsen-Straße), Bilk (Binterimstraße), Heerdt (Ökotop) and Gerresheim (Otto-Petersen-Straße). There are residential projects under construction in Gerresheim (Am Quellenbusch), Benrath (Am Wald) and in Wersten (Wiesdorfer Straße), and further construction and residential groups are also planned in Wersten and Gerresheim, as well as on Malmedyer Straße in Heerdt. Other recent residential projects already completed in Düsseldorf include the "Atrio", Golzheimer Höfe, Neanderhof and "It¿s" residential complexes in Düsseldorf-Oberbilk, as well as the Palais Hofgarten, the former "Wilde 13" streetcar depot, the Löbbecke Arkaden at Zoopark, the "NordCarree" in Pempelfort and Lanker Hof in Düsseldorf-Oberkassel. While prices in these areas range across the entire spectrum of Düsseldorf's rental market, depending on the exact features and the respective developer, those in other planned projects in the city center are more likely to be at the upper end of the rental price scale. One example is the completely new "Le Quartier Central" district in the city center between Pempelfort, Derendorf and Zooviertel, where 1,500 residential units are to be built on 360,000 m² of building land.Invarious multi-storey residential and commercial buildings, 9,000 workplaces are also planned there in offices and residential-compatible businesses. To ensure the desired high quality of life in the new residential area a few hundred meters northeast of the old town, an 80,000 m² city garden will also be created there.
