Berlin's southeast is still cheap now, but will soon cost significantly more

Due to various developments, the entire southeast of Berlin has increasingly attracted the interest of both commercial real estate investors and private investors and owner-occupiers in recent years. The large stocks of old and commercial buildings, some of them still unrenovated, in central locations of former working-class districts such as Treptow-Köpenick (Alt-Treptow, Plänterwald, Baumschulenweg, Johannisthal, Ober- und Niederschöneweide, Johannisthal, Altglienicke, Adlerhorst) and Neukölln (Neukölln, Britz, Buckow) are increasingly being discovered as alternatives that are still inexpensive and capable of development due to huge demand and sharply rising prices in the city center and within the S-Bahn ring. The district of Neukölln in the former western part of the city, long pitied as Berlin's "ugly duckling," has come into particular focus. After decades of being dominated by a disproportionately high number of unemployed, low-income earners, immigrants and senior citizens, the northern and namesake part of Neukölln in particular is now praised even in New York as a haven of art, culture and nightlife. This new popularity has already led to significant rent and purchase price increases in some streets around Hermannplatz, Weserstrasse, in the Reuterkiez and in Rixdorf. Further south, however, toward Britz, Buckow, Rudow and Gropiusstadt, the district is much more heterogeneous in terms of building fabric and real estate prices than the very densely populated, densely built-up north, which is slowly becoming more expensive. In addition to the tenement buildings, which are no longer quite so dominant there, in rather loosened up rather than continuous block development, one finds, for example, detached single-family and terraced houses as well as semi-detached houses as well as, of course, numerous apartments starting from the Teltowkanal in Britz, which are still below the Berlin average and only slightly above the national averagein terms of price.

Close to the center, but with peace and garden almost like living in the countryside

The best-known, most sought-after and most prestigious residential complex in the Britz district is undoubtedly the "Hufeisensiedlung" (large housing estate Britz), which has been part of the UNESCO World Heritage Site "Settlements of Berlin Modernism" since 2008 and is completely listed. Its total of nearly 1.300 apartments and almost 700 terraced houses, each with gardens, were built between 1925 and 1930 under the direction of the renowned architect Bruno Taut on an area of over 37 hectares along today's streets Buschkrug-, Fritz-Reuter- and Parchimer Allee, Dörchläuchtingstraße, Grüner Weg, Gielower Straße, Hüsung, Lowise-Reuter-Ring, Onkel-Bräsig-Straße, Jochen-Nüßler-Straße, Liningstraße, Miningstraße, Paster-Behrens-Straße, Stavenhagener Straße and Talberger Straße. To this day, the 1 ½ to 4 ½ room residential units in the estate, designed according to the concept of a garden city, are virtually a flagship of Britz and Neukölln. Most of the current 3,100 or so residents are very happy there, which is why there are generally few offers to rent or buy. Even older, but at least as popular as a place to live, is the Britzer Ideal-Siedlung, which was built between the years 1912 and 1919 between the streets Pintschallee, Rungiusstrasse, Hannemannstrasse and Franz-Körner-Strasse. Another popular residential area in Britz is the Krugpfuhl or Eierteichsiedlung east of Fritz-Reuter-Allee opposite the Hufeisensiedlung, where terraced houses with gardens also provide a high quality of life. Itwas not until the 1960s, on the other hand, that the "Siedlung der Düfte" (estate of fragrances), so called because of its generous plantings, was built on Holzmindener Strasse.


Once the planes take off, prices will also rise in Britz

Apart from the high demand for apartments and houses, the demand for commercial real estate in central to southern Neukölln in particular, and thus Britz, Buckow and Rudow, is also being fueled by another factor. Thus, according to the unanimous opinion of the experts, the spatial axis via Tempelhof-Neukölln-Treptow-Adlershof will represent one of the most dynamic development corridors in Berlin in the future, despite all the delays to date in the completion of the new capital city airport BER, just as has already been the case in the vicinity of other major international airports elsewhere in the past. So far, however, Britz has remained largely and remarkably untouched by the boom that is likely to begin soon, although the first consequences of the upgrading, such as on the new section of the A100 federal highway in Neubritz between Britzer Damm and Buschkrugallee and in the Wederstrasse redevelopment area (Carl-Weder-Park), are already foreseeable on the basis of the increased construction and redevelopment activity planned and already taking place there. Britz in general, however, will retain its current attractiveness for some time to come due to its many proven features. These include, above all, the district's various spacious green spaces and parks as well as bodies of water, the best known of which is certainly the 90-hectare "Britzer Garten" on the grounds of the 1985 Federal Garden Show between Buckower Damm, Sangeshauser Weg, Tauernallee, Mohriner Allee and Massiner Weg. Visitors young and old will find an 8-hectare lake with a café and a large fairground, the museum train, a rhododendron grove and a rose, perennial and medicinal herb garden, playground landscapes, sunbathing lawns and the largest sundial in Europe with a diameter of 99 meters.Incontrast, the small ponds in ice-age depressions, which are called "Pfuhle" in Berlin, have an almost village-like effect. The large Eckerpfuhl, Kienpfuhl, Brandpfuhl, Teich Britz, Papenpfuhl and Fennpfuhl can still be visited on site in Britz today.
