The green and affordable alternative very close to the Lower Saxony metropolis
The city northwest of the capital of Lower Saxony has 63,000 inhabitants. Due to its location directly on the city limits, Garbsen has benefited from the good economic development in Hanover for quite some time. First mentioned in a document in the 12th century, agriculture and cattle breeding were to determine the life of the small village for a long time, but due to the geologically boggy and sandy nature of the soil, numerous brickworks and building material companies were established here from around the middle of the 19th century. The construction of the Mittelland Canal, which today runs through Garbsen, from the 1920s onward also provided many an ocnomic impulse and upswing. Between 1910 and 1970, the population increased threefold, mainly due to the settlement of large companies in the chemical and electrical industries. Through extensive incorporations from 1974 (Havelse, Berenbostel, Frielingen, Heitlingen, Horst, Meyenfeld, Osterwald, Oberende, Osterwald, Unterende, Schloß Ricklingen, Stelingen), the city population doubled. Today, the A2 autobahn connects Garbsen with the rest of Germany and the streetcar line 4 directly with Hanover's city center. Many commuters therefore value the city as a well-located, quickly accessible and inexpensive place to live in comparison to Hanover, which has become rapidly more expensive in terms of real estate prices in recent years.
The many former villages made their sum a livable city
While apartments in Hanover already cost between approx. 1,500 and 2,800 or in top locations between 3,000 and 4,000 euros/m², in Garbsen only 1,400 to 2,200 euros/m² are due on average, and for houses so far only between 1,400 and just under 2,000 euros/m². However, in the last three years in particular, the purchase prices for real estate in Garbsen have also risen sharply, with apartments and houses up to 100 m² being particularly affected. In view of the originally independent and thus quite different districts of Garbsen, however, the respective price levels also vary relatively strongly from quarter to quarter. For example, the two neighborhoods of Auf der Horst and Kronsberg, which are characterized by refurbished old buildings and apartment buildings, are still quite affordable, but the waterfront areas of Altgarbsen, Havelse and Schloß Ricklingen on the Leineaue are more expensive. The same applies to the rural districts of Frielingen, Stelingen, Osterwald, Heitling and Meyenfeld with many detached single-family houses. In contrast, the largest district, Berenbostel, around the central Bürgerpark, is quite mixed. A promising future is predicted for the youngest district, Garbsen-Mitte.Inaddition to the many new buildings, the Berenbosteler See lake, the city park at the Schwarzer See lake and, above all, the Production Technology Center of the University of Hanover (PZH) with its approximately 650 employees, provide an attractionthere.
Everything available for children, young people, families and sports enthusiasts
For a long time, great importance has been attached to the promotion of home ownership. Since 1977, a total of 1,266 single-family homes and duplexes have been built on municipal land, primarily for young families with children, as part of the municipal building land program. In general, Garbsen has long been known as a very child- and youth-friendly place to live with an extensive program for younger residents. Facilities and offers such as the Planetenring recreation center and district center, the Märchenviertel play center, midnight sports, the music school in the Kulturhaus Kalle, and the numerous playgrounds and sports facilities are used enthusiastically by young and old alike. Garbsen is also ideally suited for cyclists and hikers, in the excursion and recreation areas Garbsener Schweiz and Berge including the Blue Lake, in the forest area Lahmser Berge, in the densely green Osterwalder Wald with its many moors as well as in the Rettmer Berge in Schloß Ricklingen on the Leine, it is wonderful to hike and bike. This is also particularly well possible on the so-called "Green Ring" around Garbsen, which links the city with several loops and a dense network of leisure paths with Hanover, Sehnde and Gehrden. Gardens, parks, meadows, fields, allotment colonies and natural vegetation stretch along its routes in the Leine valley, along the Ricklinger Mühlengraben, Lake Berenbostel and Steinhuder Meer. Also worth seeing are the Hinübersche Garten from the 18th century and the Marienwerder Monastery from the 12th century in the Hannover district of Herrenhausen-Stöcken.
