A relatively inexpensive alternative in the Rhineland, which is otherwise becoming more and more expensive.
Due to its geographical location in the center of the southwestern Rhine district of Neuss in North Rhine-Westphalia, the city with a population of 64,000 tends to be favored as a residential and commercial location from the outset. The distance to Mönchengladbach is only 18 kilometers, to Düsseldorf 25 kilometers and to Cologne only 35 kilometers. The Belgian city of Liége (16 kilometers), the Dutch city of Maastricht (100 kilometers) and the city of Luxembourg (150 kilometers) are also easily accessible and almost on the doorstep. The proximity to these German and European metropolitan areas, with their rapidly rising real estate prices in recent years, has also led to a noticeable price increase in Grevenbroich. Known for its lignite mining, the self-proclaimed "Federal Capital of Energy" has become increasingly interesting for commuters in particular, with a current average property purchase price of slightly over 1,800 euros/m², good access to the A 46, A 540, A 61 and A 57 freeways and the short distance from Düsseldorf International and Cologne/Bonn airports. At the same time, Grevenbroich is not only still significantly cheaper than the state capital Düsseldorf with its average prices of almost 4,000 and the metropolis of Cologne with a good 3,000 euros/m².Theother larger cities in the Rhine district of Neuss, such as Meerbusch (approx. 3,000 euros/m²), Neuss (approx. 2,500euros/m²),Kaarst(approx. 2,400 euros/m²), Korschenbroich (approx. 2,100 euros/m²), Dormagen (approx. 2,000 euros/m²) and Jüchen (approx. 1,900 euros/m²) also consistently have a higher price structure, with the exception of Rommerskirchen (approx. 1,800 euros/m²).
Formerly independent villages and communities next door to the city center
Prices for condominiums with 60m², for example, rose quite sharply by around 35 percent between 2011 and 2014, but for apartments with 100m² they fell by around 10 percent over the same period, meaning that the average price for apartments in Grevenbroich of currently just over 1,600 euros/m² is still below that of North Rhine-Westphalia (around 1,700 euros/m²) and also that of the Federal Republic (around 2,400 euros/m²). For houses between 100 and 200m² in size, however, the picture is comparatively different; here the increase since 2011 has been less pronounced in percentage terms, but the average house price of a good 1,900 euros/m² is already higher than both the state and national averages (each approx. 1,800 euros/m²). With regard to its 29 urban and local districts since the municipal reorganization of 1975, Grevenbroich presents itself as a very heterogeneous and diverse place to live. Many of the once independent villages and communities still have a very rural character, despite their formal affiliation with the city. Especially the south and west of the city area around Neurath, Altrath and Barrenstein as well as the districts of Busch, Gruissem, Gubisrath, Hülchrath, Langwaden, Mühlrath, Münchrath, Neubrück, Neukircher Heide, Tüschenbroich and Vierwinden are sparsely populated with only a few hundred inhabitants each. The historic city center of Grevenbroich itself (Stadtmitte and Südstadt) as well as the districts of Frimmersdorf, Gusdorf, Kapellen, Laach, Hemmerden, Neuenhausen, Neu-Elfgen, Neukirchen, Neurath, Noithausen, Orken, Wevelinghofen, Elfgen and Elsen, some of which are directly adjacent to it, on the other hand, each have between over 1,000 and up to over 7,000 inhabitants.Ofparticular interest to potential developers, by the way, is the city's register of vacant lots. The Department of City Planning/Building Regulations has a vacant lot profile for each of the 120 or so vacant lots, with information on location, size and development potential.
Grevenbroich with gold medal, shooting match, city park, cult and motocross
It is precisely the charming contrast between the modern industrial location and an idyllic town in the countryside that makes Grevenbroich such an interesting and sought-after place to live. Since the state horticultural show was held in 1995, a great deal has been done for the design and enhancement of the urban greenery with over 250 different projects, the reward for which was a gold medal in the federal competition "Our city is blooming" in 2005. Joy of life, humor and sociability are also very important in Grevenbroich. Witness to this are, for example, the two dozen marksmen's and local history festivals between May and October, as well as "Horst Schlämmer", the fictional character of comedian Hape Kerkeling, who is said to have come from Grevenbroich and who now enjoys cult status throughout Germany. Visitors can learn about the town's more than 700-year history at institutions such as the Villa Erckens museum on the town park island, the nearby railroad museum in Rommerskirchen-Oekoven, the Cistercian monastery in Langwaden, Hülchrath Castle and the Gustorf "Erftdom". Also worth seeing is the former noble residence Haus Horr and especially the "Old Castle" as the former location of the above-mentioned state horticultural show, where you will also find the Bend wildlife enclosure, which is open to the public free of charge all year round. The moto-cross area at the Grevenbroich open-cast mine Garzweiler, including side, winter and beginner tracks, also enjoys a national reputation. Every year at Easter, it is the venue for the traditional race of the German Amateur Moto-Cross Association, and is considered by experts to be the most beautiful and largest of its kind in the whole of Germany.
