Almost in Düsseldorf, but free of commission: Property search in Hilden

Right on the border between the Rhineland and the Bergisches Land lies the North Rhine-Westphalian town of Hilden. The half-timbered town with around 55,000 inhabitants benefits greatly from its favorable location between the four major cities of Düsseldorf, Wuppertal, Solingen and Cologne. It takes just under 30 minutes by car from Hilden to the center of the state capital Düsseldorf. In addition to a favorable highway connection, Hilden also has a well-developed public transportation system, especially the S-Bahn line S 1 with two stations in the Hilden city area, which guarantees a fast connection between Hilden and Düsseldorf. Apart from the favorable commuter conditions, however, the city itself has a lot to offer its residents: The city forest with its idyllic walking paths, the nearby Ohligser Heide and the Elbsee lake, which belongs to Düsseldorf, form popular local recreation areas. Entertainment on weekends is provided by a cinema and the hildorado leisure pool, among other things. In addition, Hilden has developed into an attractive shopping city in recent years with numerous retail stores in the pedestrian zone in the center of town. Local business life in Hilden is also flourishing:Inaddition to many small and medium-sized businesses, the well-known paint and coatings manufacturer Akzo Nobel and the largest plant in Europe of the technology group 3M have also settled in the town in the district of Mettmann.

Favorable rents, low prices: Hilden as an alternative to Düsseldorf

Bounded by the highways that pass close to Hilden, the densely populated city has hardly any developable building land. Nevertheless, living in the smaller town of Hilden is considerably cheaper than in the neighboring Rhineland metropolises of Cologne and Düsseldorf with their booming real estate markets. According to data from the real estate portal immowelt.de, the average rental price in Hilden in February 2014 was 7.78 euros per square meter - and thus considerably less than in the nearby state capital. Condominiums and owner-occupied homes also cost less here on average than in Düsseldorf or Cologne. Above all, however, a much larger proportion of the real estate on offer in Hilden is commission-free. Property seekers in Hilden therefore benefit not only from the lower rent level and more favorable purchase offers, but also from the widespread brokerage of properties without an agent, quite simply from private to private. Hilden is therefore one of the places where sellers are well advised to broker their properties without commission, because experience has shown that they receive significantly more inquiries that way.

High demand, hardly any building land

Nevertheless, the real estate market in Hilden is, according to the Real Estate Compass of the business magazine Capital, characterized by expensive purchase and rental prices compared to other cities of this size - a fact that is, however, put into perspective when looking at the neighboring cities of Düsseldorf and Cologne. The situation is further aggravated by the lack of building land. Free plots of land are virtually non-existent in the urban area, and the stock of available houses and apartments is regularly smaller than the demand. Once a suitable property has been found, however, prospective buyers can expect stable real estate prices - because the attractiveness of the North Rhine-Westphalian county seat is unbroken.
