Pinneberg - live in the countryside, work in Hamburg

Around 42,000 people live in the Schleswig-Holstein district town of Pinneberg in the south of the state - less than twenty kilometers from the Elbe metropolis of Hamburg. Both the A 23 freeway with three Pinneberg junctions and the regular commuter trains and regional trains from Pinneberg station provide good connections to the Hanseatic city. But Pinneberg itself has even more to offer than just its favorable location in Hamburg's suburbs. Many different offers for child care, a variety of different schools, a municipal library, convenient shopping and a wide selection of sports facilities make living in Pinneberg attractive, especially for young families. A special feature of Pinneberg's cultural offerings is the German Nursery Museum, which is unique in Germany and, in keeping with the importance of the Pinneberg district as the world's largest center for nurseries, brings the history of tree, wood and plant cultivation to life. In addition, the well-known flag manufacturer FahnenFleck has its headquarters in the small town in Schleswig-Holstein. All in all, however, Pinneberg is primarily a commuter town for all those who work in Hamburg but prefer to escape big-city life with its high real estate prices and opt instead for an apartment or home in the countryside.

The Pinneberg District House Area

The choice of residential areas in Pinneberg ranges from simpler residential quarters to villa districts such as Quellental. The construction of new apartments on the site of the old district hall near downtown Pinneberg is currently attracting particular interest. A total of around 120 rental apartments are to be built around the listed old district hall, 60 percent of which will be privately financed. In addition, there are further plots of land reserved for cooperative housing. New construction projects like these come just at the right time, because real estate prices are currently rising in Pinneberg, too. Nevertheless: House or dwelling-looking for still find substantially better conditions in Pinneberg than in the neighboring Hamburg, because here a substantially larger portion of the available real estates without brokers is rented and/or sold. Tenants and buyers thus benefit not only from the lower prices, but also save themselves the unloved broker's commission.

The Pinneberg real estate market: Low-priced and commission-free

In fact, the price differences between Hamburg and Pinneberg are still considerable. According to the real estate portal immobilienscout24.de, tenants in Pinneberg pay around 7.80 euros per square meter, condominiums cost an average of 1,650 euros/square meter, and owner-occupied homes just under 300,000 euros. Compared with the Hamburg average rent of 10,40 it lives in the rural Pinneberg thus still relatively favorably despite rent increases - and in addition also still often free of courtage. Conversely, the large proportion of privately brokered properties means that landlords and sellers in Pinneberg are well advised to offer their properties privately, i.e. without an estate agent, as this greatly increases the chances of successfully concluding a contract.
